TurnKey Grass lays zoysia here for homeowners who want a dark-green lawn that takes foot traffic and handles a colder winter, and who don’t mind waiting while it settles in.

01 · Mandeville

Who should pick zoysia in Mandeville?

If your shade is heavy, start with St. Augustine under Mandeville trees. If you want the lowest-effort lawn on acid ground, compare Mandeville centipede sod.

  • 01

    Part-shade lots

Part-shade lots: LSU AgCenter ranks zoysia second only to St. Augustine for shade among warm-season grasses. On a lot where the city’s tree rules leave dappled light, it’s the middle ground.

  • 02

    Yards that see use

Yards that see use: LSU gives zoysia high tolerance for wear and traffic. The catch is that it recovers slowly once it’s damaged.

  • 03

    Owners who notice cold snaps

Owners who notice cold snaps: Zoysia has a high tolerance for cold compared with other turfgrasses. In zone 9a Mandeville, where the year’s coldest night can drop into the low 20s, that’s a real edge over St. Augustine and centipede.

  • 04

People who like a low cut

People who like a low cut: It mows at 1 to 2 in, a little higher for the coarse-bladed types, and stays dark green.

02 · Mandeville

Why does zoysia struggle in compacted Mandeville silt loam?

LSU says zoysia does not like compact soils, and its shallow roots have a hard time pushing through them. Most yards in town sit on Guyton or Abita silt loam, and silt loam packs down quickly when it’s driven on wet. Abita soil also has slow permeability, so water lingers near the surface after a storm.

That shapes how we prep for it. We keep pallets and equipment off soggy ground, loosen the top layer before sod goes down, and grade so rain drains off. Homeowners getting a yard ready ahead of time can follow our checklist on preparing your lawn for zoysia.

pH is the other prep step. Zoysia does best at 6 to 7, and Mandeville topsoil usually tests far lower, around 4.8 to 5.5, so a soil test and lime come first.

How long does zoysia sod take to settle in?

Longer than St. Augustine or Bermuda. Zoysia spreads slowly by runners, which is why sod, not plugs, is the usual way to start it. Here’s how that plays out compared with its two shade-tolerant neighbors.

The practical upshot: a dog path or a bare corner won’t fill back in quickly, so plan walkways before the sod goes down. For a broader look at matching grass to how you live, see choosing a grass type for your climate and lifestyle.

Keeping a Mandeville zoysia lawn from thatching up

  1. 01

Dethatch or topdress on a schedule

LSU says thatch builds up especially in zoysia, and its’s varieties page says a zoysia lawn left without dethatching or topdressing can be lost to it. An older LSU publication found that south Louisiana zoysia lawns would often need replacement within 5 to 7 years when nobody dealt with it.

  2. 02

    Cut it clean

Zoysia’s wiry leaves shred under a worn blade. A reel mower set at 1 to 2 inches gives the cleanest result, by LSU’s advice.

  3. 03

    Keep the feeding modest

Cap nitrogen at 2 lb per 1,000 sq ft for the year, split between midspring and midsummer, with no single feeding over 1 lb.

  4. 04

Water early in the shoulder seasons

Large patch can hit zoysia when spring and fall nights sit between 60 and 75 F, so water at dawn and let the blades dry. Billbugs, nematodes, rust and brown patch round out LSU’s list of zoysia trouble. On Mandeville’s slow-draining Guyton silt loam, don’t water a lawn that isn’t asking for it.
