TurnKey Grass lays it across town with our own crews. It spreads slowly and dislikes compacted ground, and that matters on the silt loam under many local yards.

Who is zoysia right for in Madisonville?
Zoysia sits in the middle of the four grasses we install. It gives up a little shade to St. Augustine and a little speed to Bermuda, and gets these in return:

- 01
Partial shade
Partial shade: LSU ranks it second only to St. Augustine for shade among warm-season grasses, though the exact tolerance varies by cultivar.
- 02
Foot traffic
Foot traffic: It has a high tolerance for wear, but it recovers slowly once it’s damaged.
- 03
Cold snaps
Cold snaps: LSU credits zoysia with high cold tolerance compared with other turfgrasses, a plus in Madisonville’s USDA zone 9a.
- 04
Dry spells
Dry spells: It handles dry soil better than other common turfgrasses, which helps in a summer like 2026, when the town flagged drought and heavy irrigation.

Why does compaction matter so much on Madisonville soil?
LSU notes that compaction “occurs more frequently on fine-textured soils,” and zoysia “does not like compact soils.” Its roots run shallow and struggle when the ground is packed. Guyton and Abita, two of the most common soils on the town’s residential streets, are both silt loams, exactly the fine texture LSU means.
pH is the other half. Zoysia wants a slightly acidic 6 to 7, while Guyton topsoil typically tests around 4.8 and Abita around 5.5. So a zoysia yard here usually starts with a soil test, lime to the lab’s numbers and soil loosened before the sod goes down. The sandier Prentiss pockets in town are kinder on compaction, though at about pH 5.0 they still need lime. Our post on preparing a lawn for zoysia walks through the prep.

Why lay zoysia as sod and not plugs?
Speed. LSU says plugged zoysia can take 2 to 3 years to fill in, though newer cultivars may cover in a year. Sod gives you full cover on day one, and LSU names it the most common way zoysia gets established. Rooting still takes time: LSU puts sod rooting at roughly 30 to 60 days, and April to September is the window for the best start. Our sod installation notes for Madisonville explain why spring beats winter on this town’s wet ground.
Mow at 1 to 2 inches, with coarser types a little higher. The leaves are stiff, so LSU advises a sharp blade, ideally a reel mower.

What does a zoysia lawn need after the first year?
- 01
Thatch control
LSU says thatch builds especially in zoysia. LSU warns that without periodic dethatching or topdressing “you can lose a zoysia lawn to excess thatch,” and its 2007 guide says neglected south Louisiana zoysia often needed replacing after 5 to 7 years.
- 02
Light feeding
LSU caps nitrogen at 2 lb per 1,000 square feet a year, no more than 1 lb at a time, between midspring and midsummer.
- 03
Watching for trouble
LSU lists billbugs, nematodes, rust and brown patch, and large patch can hit zoysia in spring and fall, when nights sit between 60 and 75 F.
